El Segundo home sales have remained very stable since the first of the year. The number of homes for sale in El Segundo is consistently less than in the other Beach Cities. The city boundaries are large but homes are confined to a small area bounded by Sepulveda to the east, Vista Del Mar on the West, Imperial to the North and El Segundo Blvd. on the South. Currently there are 23 properties for sale in El Segundo. The market supply is sitting at 3.2 month’s inventory.

El Segundo has always had a loyal group of folks who believe it is the best of the beach towns. The downtown area is just charming. Unlike Manhattan Beach and the other Beach Cities, El Segundo retains a number of older homes with character. . These lovely homes sit on quiet tree lined streets.
Home prices in El Segundo have shot up in recent years. Single family home prices are well over the million dollar mark. The current median price for a single family home in July was $1,325,000. Townhome and condo prices are almost the same as those in North Redondo and seem to be increasing at a slightly faster pace.

There may not be a big inventory of available properties or large monthly home sale numbers; but the market is very consistent month after month. The median home price has increased significantly from the same time frame in 2012. The commercial office space in El Segundo is a factor in the rise of home prices. People working for companies headquartered in El Segundo have been drawn to the charm of the city. . It’s hard to resist a town that has a park with a bandstand, Fourth of July fireworks and Candy Cane Lane at Christmas.
El Segundo is also a great place for folks thinking about downsizing. There are a number of single level condos near downtown. There are also many smaller older homes near main Street. For folks who are 55+ walking to shops is a big plus!
