Manhattan Beach Strand… 



Just in case anyone is keeping track.. the highest home sale in Manhattan Beach history closed escrow in May 2017.  On May 31, 2017  !000 The Strand  listed at $23,900,000,  closed escrow at $21,000,000..  This was an oversized (1 1/2 lots/ 4979 sqft)  corner south facing lot that just might be one of a kind.   The takeaway is that if you have something unique there is probably a ready, willing and able buyer for the property.  On the other hand, don’t think this means a premium price for ho-hum.


Manhattan Beach inventory in April and May was slightly lower than last year but way above 2014.2015 levels.   Manhattan Beach home sales are more interesting than they may appear..  The median sale price was $1,962,500 in April and $2,174,746 in May.  Manhattan Beach prices might appear lower but when you add the additional number of sales prices are looking good. The number of closed sales was higher than 2016 sales number with  48 closed escrows in April and 46 in May.  As of 6/08/2017, there are 17 closed escrows so June could be a record month.


Home prices in Manhattan Beach range from a 2 bedroom /2 bath townhome in Manhattan Village listed at $1,150,000 to a newer 6 bedroom, 11,915 sq ft walkstreet home on 2.5 lots with all the bells and whistles you can imagine.. including a virtual golf course and driving range listed at $19,950,000.
